• Licensed property manager in the State of Florida with extensive experience in dealing with the operation and management of Condominiums and Homeowner Associations.
  • Maintenance of Association files, residents/lessee's, legal documents. Background check to all new residents.
  • Implementation and enforcement of the Community Documents.
  • Rules and Regulations enforcement based on weekly property inspections.
  • Preparation of all Communications and/or Correspondence of the Association.
  • Legal Consultation to the Board of Directors from an Association’s Lawyer Specialist.
  • Assist the Board in the preparation of annual financial operating: monthly account receivable and payable. Budget and reserves presented and proposed to the Board.
  • Monthly Management Reports, including complete Financial Report, and Recommendations delivered to the Board.
  • Requested proposals and bids are solicited and presented to the Board.
  • Assist the Board in negotiations of contracts and supervision of independent contractors.
  • Analysis of Insurance Policies: recommendations. Hurricane/Emergency Procedures.
  • Emergency contacts 24 hours and 7 days a week available to all units’ owners.
  • Attendance at Board Meetings. Preparation of Annual meeting & election of new board.
